Your home must excite the market, not just be "fairly priced." If the comparable competition is priced between $315,000 and $365,000 (and isn't flying off the shelves), you need to be at the lower end or even lower. I can't speak for the rest of the world, but in Charming Old Denver, there are very few excuses for a home to be on the market longer than 30 days. (And believe me, this market is no picnic.)
